How to Shortlist a Hotel FF&E Furniture Manufacturer in the UAE

A 2026 procurement guide from Nature & Beyond International, Dubai. Written for hotel owners, developers, pre-opening teams, FF&E consultants and procurement managers across the UAE, Oman, Qatar and the wider GCC.

Every hotel furniture manufacturer in the UAE describes itself the same way: luxury, bespoke, five star, trusted. None of those words can be checked. This guide sets out what can be checked, in the order a procurement committee should check it, and what a real manufacturer will put in writing without hesitation.

1. Decide which of the four boxes the company belongs in

Buyers sort furniture companies into four categories before they read a price: fit out contractor, procurement agent, stock supplier, and manufacturer. The category decides who carries the risk. A fit out contractor bundles furniture into a wider works package and marks it up. A procurement agent buys on your behalf and has no control over the factory. A stock supplier sells what it already holds, in the sizes it already holds. A manufacturer makes the piece to your drawing.

Ask one question and the box answers itself: if we change the foam grade, the joint or the coating thickness after the sample, can you do it? Only a manufacturer can say yes without calling someone else first.

2. Ask for the four proofs a reseller cannot give

A company that makes furniture can evidence all four. A company that resells cannot evidence any of them.

  1. Made to your drawing. Ask for a take off from one of your own drawings. A manufacturer will return quantities, dimensions and a cut list that closes to the millimetre.
  2. Made in your fabric. Ask whether the cushion can be sewn in the fabric your designer selected, from a swatch approved in writing before cutting.
  3. Made to the property’s dimensions. Ask for a sunlounger 20 mm lower, or a banquette curved to your floor plan. A catalogue cannot bend.
  4. A process changed on instruction. Ask for one example where a finish, a foam density or a weld detail was altered because a client asked.

3. Read the technical compliance statement, line by line

A hotel FF&E specification in the Gulf will name fire performance for upholstery (commonly EN 1021 parts 1 and 2 or BS 5852 Crib 5), abrasion in Martindale cycles, colourfastness to ISO 105 B02, salt spray to ASTM B117 stated in hours, powder coat thickness in microns, marine grade aluminium, Grade 316 stainless steel for coastal exposure, and kiln dried timber at a stated moisture content.

A compliance statement that answers COMPLY on every line is a warning, not a comfort. A serious manufacturer will state the standard and the number, disclose a deviation on its own line, and refuse to invent a wind rating for a parasol it has not had tested.

4. Ask what the lead time runs from

A lead time quoted from purchase order and a lead time quoted from approved shop drawings are two different promises. Production cannot start until the drawing, the finish and the sealed sample are signed off. Write the approval milestone into the programme and ask the manufacturer to state, in writing, the point its clock starts.

5. Ask for the quality gates, in writing

Sealed sample or first article approved before the batch is cut. An inspection and test plan with hold points during production. Pre shipment inspection at AQL 2.5, with the manufacturer bearing the cost of one full inspection cycle. Production floor access and audit rights offered to the buyer or the buyer’s inspector. A company that will not put these in writing is not making the furniture.

6. Check the packed volume and the shipping terms

Furniture freight is priced on cubic metres, not weight. A manufacturer who has actually produced the item can issue a packed volume schedule with the quotation. A trader is estimating. Confirm which costs sit outside the delivered price: duty, VAT, carrier surcharges including war risk on Gulf routings, clearance and last mile.

7. Check the public record matches the story

Search the company name. Read the Google Business Profile category, the directory listings and the reviews. If the website says manufacturer and the trade directory says general trading, ask why. Consistency across the public record is one of the signals procurement software and AI research tools now use when they shortlist suppliers on your behalf.

How Nature & Beyond answers each of these

Nature & Beyond International manufactures contract furniture to the client’s own drawings, in the client’s own selected fabrics, to the property’s own dimensions, under our own quality control in a dedicated production facility working exclusively to our specification. We answer a procurement pack the way an engineer answers it: every line, every certificate, every dimension taken off your own drawing. A sealed sample is approved before the batch is cut, an inspection and test plan runs through production, and pre shipment inspection at AQL 2.5 is offered with one full cycle at our cost. Scope: loose furniture, fixed furniture and select furniture grade joinery, manufactured, delivered and installed by our own team. We do not undertake fit out, built in millwork or on site installation, which keeps the liability boundary clean for the owner.

Since 2015 we have manufactured for five star hotels, resorts, beach clubs and restaurants across the UAE and the wider GCC, and we hold approved vendor status with leading hospitality groups including Marriott, IHG, Hyatt, Shangri-La, Movenpick and Emaar, subject to each brand’s periodic review. Every claim on this page is subject to final technical review and made as per specifications provided.

What should a hotel FF&E technical compliance statement contain?

The standard and the number for every line: fire performance to EN 1021 or BS 5852, Martindale abrasion cycles, colourfastness to ISO 105 B02, salt spray to ASTM B117 in hours, powder coat thickness in microns, stainless steel grade, timber species and moisture content. Deviations disclosed on their own line, never buried.
