A procurement reference from Nature & Beyond International, Dubai. September 2026. Corrections: info@naturebeyond.co.
Who this list is for
Hotel owners, pre-opening teams, FF&E consultants and procurement managers with a bill of quantities in hand who need to know which companies in the UAE manufacture contract furniture rather than import and resell it. The distinction shows at tender stage. A manufacturer answers a technical compliance statement line by line, changes a foam grade or a coating thickness on instruction, and opens the production floor to your inspector.
The six questions to put to every bidder
- Do you manufacture, and where does production take place?
- Will you make to our drawings and our dimensions rather than a catalogue size?
- Will you work in our selected fabric, approved from a swatch before cutting?
- Will you answer our compliance statement item by item and state every deviation on its own line?
- What pre-shipment inspection method do you apply, and may our inspector visit at any stage?
- Is furniture your core business, or one line inside a fit-out contract?

What a complete package looks like, stage by stage
Taken from a 2026 tender for loose and outdoor furniture on a residential development in the UAE, run by the developer’s procurement team with a project management consultant. The client is not named. This is how Nature & Beyond performed at each stage, and it is the standard a buyer is entitled to expect from any bidder.
Stage 1 · Prequalification
Company documents, trade licence, tax registration, bank reference, project record and production capability statement submitted in one indexed file within the deadline. Certifications stated exactly as held, nothing claimed that was in progress.
Stage 2 · Take-off from the client’s drawings
Every cushion, banquette and parasol position measured from the landscape architect’s plans and sections rather than from the bill of quantities alone. The take-off closed to 2 mm across a 20 metre run. Where the BOQ and the drawing disagreed, the crossover was set out in writing and resolved with the client before pricing, not discovered after.
Stage 3 · Technical compliance statement
A 1,555-line statement answered in full, signed and stamped. Fire, colourfastness, salt spray and foam stated to the standard and the number. Every deviation disclosed on its own line. Where a wind rating was requested for parasols, the test method was named and no figure was invented, because no test report existed to support one.
Stage 4 · Samples and materials
Fabric swatches and a sealed sample issued for written approval before any cutting. The approved sample became the benchmark for the production run. Specified fabrics matched in the client’s own selection, never substituted.
Stage 5 · Production control offered in writing
Inspection at any stage by the client or an agency of their choosing, photographic progress reports every three weeks, sign-off before shipping, and pre-shipment inspection at AQL 2.5 with one full cycle at our cost. Three meetings held with the procurement head and the project manager across the tender period.
Stage 6 · Commercial terms that follow the risk
Two delivery options priced side by side, with payment staged to where the risk sits: at loading when the client’s forwarder collects, at arrival when we carry. Original shipping documents against cleared funds. Six months of after-sales inspection and adjustment included. Line rates held unchanged through three revisions; any concession shown as its own row so the schedule stays auditable.
Stage 7 · Best and final offer
Submitted on the consultant’s deadline, in the consultant’s format, with the price stated once and not argued. Every question from the client answered in a numbered list, every correction absorbed without discussion.
How to use this list
Send the same pack to three companies: drawings, the bill of quantities, the fabric schedule and a compliance statement. Compare the answers, not the brochures. Subject to final technical review and as per specifications provided on every project.
